WOOD Real Estate has expanded its portfolio with the prestigious Royal Wilanów building in Warsaw, which it acquired from the Polish development company Capital Park Group. Through a transaction exceeding EUR 100 million, the WOOD & Company group has more than doubled its exposure to the Polish office market. The building is located in a sought-after area of Warsaw, offers 37,000 sqm of leasable space and is fully occupied.

A diversified base of more than 80 tenants and the building’s historically high occupancy perfectly reflect our investment strategy focused on high-quality assets with attractive long-term returns,” says Jan Kolb, Investment Manager at WOOD Real Estate. This marks the group’s fifth real estate investment in Poland and its third office building in Warsaw, following the Astrum Business Park and Concept Tower projects.
Royal Wilanów is a five-storey Class A building with a total leasable area of nearly 37,000 sqm, completed in 2015. The office component accounts for 25,000 sqm, while the remaining space comprises a retail zone including healthcare services, restaurants, a grocery store, kindergarten, fitness cluband other shops. The building is fully leased, with key tenants including Hilti Poland, Erbud S.A., Carrefour Polska, MJM Holdings, Benefit Systems S.A., Lindt & Sprüngli Poland, Medicover and LUXMED.

The building is located in the prestigious Wilanów district, in close proximity to the Wilanów Palace. Wilanów is among the fastest-growing districts of the Polish capital. Strong residential expansion and increasing commercial activity are gradually establishing the area as a decentralised office and services hub. The growing population and continued development of the district are generating sustained demand for both office and retail space.
