On Wednesday, 3 February, a meeting with journalists took place at the premises of CRESCO REAL ESTATE, where the joint project of this developer and WOOD Real Estate was presented in more detail for the first time. After introducing the new project name, the authors of the architectural design from the Prague-based studio QARTA Architektura revealed the concept. The deputy mayors of Prague 3 then spoke not only about the project itself, but mainly about the ongoing urban transformation of the entire Nákladové nádraží Žižkov area.
Yards Žižkov, newly added to the portfolio of WOOD Real Estate, will deliver more than 1,100 apartments in two phases, with a total investment of CZK 11.5 billion. Naturally, the investment is not focused solely on housing itself; a significant part represents a commitment to the city in the form of public amenities, public spaces, and greenery. The first phase, comprising approximately 520 apartments, is scheduled to begin construction in the first quarter of this year.
Our team has been working on the project—formerly known as Vackov—together with colleagues from our development partner CRESCO REAL ESTATE for some time. However, it was only this week that the project’s details were officially unveiled. Let’s take a closer look at some of them.
The project has been given a new name, Yards Žižkov (derived from Žižkov Freight Yard). The word yard refers both to a unit of distance and to the inner courtyards within the individual phases of the development. The logo features a circular motif reminiscent of old punched train tickets. The goal was to create a memorable name with clearly defined elements that are also reflected in the architectural design.

The project’s reference to the site’s industrial heritage was highlighted by representatives of QARTA Architektura, Jiří Řezák and Lukáš Němeček, during a meeting with journalists. Parts of the façades, much like the logo, evoke punched tickets, while railway track motifs are frequently emphasized in the design. The selected materials also respect the character and scale of Žižkov. These details can already be seen in the project visualizations. Residents of Yards Žižkov will enjoy convenient tram access to their new homes, reaching the center of Prague in approximately 15 minutes without transfers. A new tram line will run through the area, with Prague Public Transit Company planning six stops on line number 5. Interestingly, the section closer to the city center will be double-track, while the segment leading toward Habrová Street in Jarov will be single-track.
The Yards Žižkov project will feature an active ground floor with locally oriented shops and services, a publicly accessible green promenade along the tram line, a new public square, and pleasant enclosed courtyards. The development also includes a five-class kindergarten with a capacity of 125 children, as well as an investment in expanding the primary school in Jarov.
Commitments to the city totaling CZK 167 million will support not only educational facilities but also the construction of a new bus stop and other elements of public infrastructure.
In terms of greenery, an impressive 11 hectares of the total 71-hectare brownfield site will be dedicated to parks. This was confirmed at the press conference by Pavel Dobeš, Deputy Mayor of Prague 3, who also stated that the historic railway building will serve as a cultural and social center. He further reaffirmed the previously announced plan to bring the National Film Archive back to Žižkov, designed to be highly accessible to the public through interactive exhibitions, cinemas, and related facilities.

The urban concept for the entire former Žižkov Freight Station area is based on the principle of the 15-minute city, which aims to ensure that residents can access everything they need for daily life within a 15-minute walk or bike ride. For this reason, the area emphasizes pedestrian permeability and the availability of services within walking distance.
The new district will include five kindergartens, two primary schools, a polyclinic, and additional social services.
