The Lakeside Park 01 office building, part of the WOOD Real Estate portfolio, has achieved the highest level of sustainability certification, LEED Platinum v4.1, in the Operations & Maintenance: Existing Buildings category. The certification is awarded by the international organization GBCI (Green Business Certification Inc.).
With this achievement, Lakeside Park 01 has become one of the top three existing office buildings in Bratislava currently holding this prestigious standard for environmentally responsible building operation and management.
LEED (Leadership in Energy and Environmental Design) is a globally recognized building rating system that assesses energy efficiency, water management, indoor environmental quality, occupant satisfaction, and overall environmental impact. Within the LEED Operations & Maintenance: Existing Buildings certification, the actual operational performance of the building is evaluated, including energy consumption, emissions, and operational efficiency.
Lakeside Park 01 obtained LEED Platinum certification in April 2026. The building achieved its best results particularly in the areas of waste management, transportation accessibility, transportation-related carbon footprint, and occupant satisfaction. The certification process also included monitoring of indoor environmental quality, which confirmed a high standard of workplace environment parameters, including air quality, CO₂ concentration, and TVOC levels (total volatile organic compounds in the air) well below the established limits.
The building also uses an intelligent Building Management System (BMS) for controlling and monitoring technologies, which enables continuous optimization of building operations, identification of operational anomalies, and more efficient calibration of individual technical systems in order to reduce operational energy demand.
Lakeside Park 01 also received a significantly positive rating in the area of transportation accessibility, scoring 86 out of 100 points. The building benefits from a unique location in the immediate vicinity of Bratislava-Nové Mesto station, offering a combination of bus, tram, and train transport within walking distance. This represents an exceptional level of transport connectivity for an office building within Bratislava, complemented by infrastructure for individual transport, including parking, spaces for motorcycles and electric scooters, a bicycle cages, and electric vehicle charging stations.
